Suraya Launches Sucasa @ Mombasa Road

‘A Starter Home’

Suraya Property Group Ltd, a Real Estate company committed to changing the way people Live, Work & Play, has once again come-up with a unique & affordable project, the first of its kind in the region. The development was launched for sale last week & will see the dream of many of owning a home, rekindled once again. The project dubbed Sucasa @ Mombasa Road will be composed of a mixture of Apartments.

Many people in Kenya have dreamt of owning a decent home but as a result of the ever rising cost of living, which in turn translates to a high cost of purchasing goods, a majority is left with no choice but to abandon the dream and in turn opt to stay in rentals.

The project unveiled recently by Suraya Property Group Ltd brings a complete Lifestyle improvement on Mombasa Road and its surroundings. The development is located Off Mombasa Road, behind Mlolongo estate. It occupies 12.5 acres and will have a total of 1,000 house units. The Apartments will be located in fourteen courtyards with each courtyard having two or three blocks of apartments, with each Block having 5floors.

The Sucasa @ Mombasa Road targets the first-time home buyer, who is looking for quality affordability, hence the term ‘A Starter Home’. The project has been subdivided into various packages based on the different features, to suit the different needs.

The packages are:

Encasa 1 – Bed Sitter Apartments:
This composes of a 3.1 by 2.4 meters Lounge, a bathroom measuring 1.5m by 1.5m, a kitchen and enough space for a bed.

Encasa 2 – Studio Apartments:
The studio apartments are slightly spacious than the bedsitters. It consists of a lounge measuring 3m by 3m, a kitchen and bathroom measuring 1.6m by 1.6m and a 2.7m by 2.2m bed.

Encasa 3 – One Bedroom Apartments:
This package composes of; a 3m by 2.6m bedroom, a lounge measuring 2.7m by 2.6m. its kitchen is 2.6 by 1.3 and a much spacious bathroom measuring 1.6m by 1.5m.

Encasa 4 – Two Bedroom Apartments:
The Encasa 4 two bedroom ensuite are two bed-roomed apartments with the following dimensions. The first bedroom measures 3.0m by 2.5 m with the second being 3.1 by 2.4m. It also comes with a 3.9m by 2.6 m lounge, a kitchen measuring 2.2m by 1.7m and a 1.6m by1.6m bathroom.

Encasa 5 – Two Bedroom Apartments:
The following package comes with a 3.2m by 2.6m master bedroom with a 1.6 by 1.5 bathroom. It also has a 3m by 3m second bedroom, a kitchen measuring 3.7m by 1.3m, a 1.6 m by 1.6m extra bathroom and a lounge with dimensions 2.7m by 2.7m.

Mortgage buyers will pay 1.05 million for a bedsitter while a two-bedroom ensuite will cost them 3.1million shillings.

Suraya Property Group Limited has negotiated the mortgages of up to 90% of the cost with a local bank, further simplifying the process of funding individuals’ unit purchase.

The ground breaking for the Sucasa @Mombasa Road will be taking place during the months of June or July during the time which prospective home owners will be given ample time to qualify for mortgages.

Other features to be included in the project are other social amenities including a school, a communal soccer field, a jogging track, and a community hall for internal functions.

The company strategic plan is to roll out the Sucasa @ Mombasa Road project brand, across all the 47 counties in the country

    Looking for morgage price for a one bedroom house…..do you have to be earning a certain amount for you to qualify for the morgage and how long does it take before one can start paying up the morgage..or does the bank retain the house until it is fully paid for?

      Hi Esther,

      For mortgage you need your employment contract, pay slip & identify a house which you can afford to raise the 10% , a permanent contract

      Once you are qualified for the mortgage, you may choose to make payments during the construction period note there are no other payments to Suraya or the bank until you sign your sale agreement
      By which time the house is complete and ready for occupation

    This is a very good start for low income houses especially considering that some people dont need so much space which is the catch is house costs thus affodability. My question is similar to several asked before which I did not see answer to among the threads.

    I would be interested in any of the Apartments depending on payment schedule and have the following queries:

    - How much would it cost for cash buyers if done during construction?
    - Do you have a time limit for cash buyers to make their payment? or should I pay up the deposit and pay up the balance as construction progresses?
    -Are there any other costs for the cash buyers and can one make modification to plan and what is the cost implication?
    d) Do you have a show house ready in the project area?

Once again i applaud you for the good work. since we are in the rainy season, i was wondering if the location for the sucasa project is one of the places affected by flooding during the rainy season. in addition, how far is the area from the main road? how do those without cars access the area especially for those who operate early morning and late evening hours

    I am also a cash buyer, but would prefer to pay utmost two thirds of the bedsitter upfront, and the bal at a latter agreed date. would that deflect the price?, or i would just pay the difference?, and also when is the project scheduled for completion and hitherto open for residence.

    Hi i visted Four way juction phase 1 which the sales man told me is complete and sold out. I walked around and observed the following:

    1. Most pavements are not done there are stones lying around, at the Hibscus the playground for children is not yet done. Given that this are family homes are we not putting our children to risk, and if you are sellig phase 2 you surely need to complete phase one before you start selling phase 2.

    2. Streetlights – this shd have been the first project.

    3. I patrolled and spoke to some tenants, the security is pathetic, people walk in and out as they wish into courts, no details of vehicle taken EXCEPT at the main gate.

    Estate is beautiful but needs abit of touch up!!

      Hey Abigael, cash buyers pay stamp duty only,while mortgage buyers pay both the stamp duty & legal fees for their Bank lawyers.There is NO service charge for up-to 10years for all the buyers.

    - You get to choose your preferred unit & block position before they’re all taken.
    - Price are bound to appreciate upwards with different project stages.

      For mortgage buying,we give you a letter of offer valid for 21days, so that you can talk to your bank for them to approve you. When you are approved you pay 10% of the price of the unit(s) & your bank finances as agreed with them.

    Im self employed with some savings and would like to purchase a house that has not been constructed yet so that I pay a certain percentage at the moment and the balance on completion(probably 24 months from start of construction).NOTE that am avoiding to go the bank and will only do so to top up the difference and not the entire amount.Kindly advise
